Underpinning is the process of strengthening the foundation of an existing building or other structure. There are a number of reasons why a building or structure may require underpinning including the original foundation isn't strong or stable enough, to increase the depth or load capacity of existing foundations to support the addition of another storey, the usage of the building or structure has changed, changes in the properties of the soil supporting the existing foundations or subsidence. In some circumstances the construction of new buildings may result in the excavation of soil that supports the foundations of existing surrounding buildings which will themselves require underpinning of their foundations.
There are a number of methods that can be used to underpin foundations such as mass concrete underpinning, beam and base underpinning, mini-piled underpinning and expanding resin injection. Concrete underpinning is a skilled process which requires the input of structural engineers and the work should be undertaken by professional specialists such as Spalling Worx.
