Damp Proofing

  • <a href='' ></a>

Durban and KZN coastal areas have a subtropical climate with high humidity levels resulting in buildings such as houses, commercial properties and factories in  Durban, surrounding areas and the north and south coast having a high incidence of damp related problems. The prefered building materials used in South Africa are concrete, bricks, blocks and motar all of which contain minute spaces that moisture from the ground is able to penetrate and move through in a process called capillary action.

There are different types of damp problems that affect buildings and structures, rising damp and penetrating or lateral damp so correct diagnosis and treatment is important to properly fix the damp problem in buildings.

Rising damp occurs when the damp proof course (DPC), a plastic membrane moisture barrier that is installed low down in the walls of a building during contruction, fails or has not been properly installed. The damp proof course is intended to prevent the upward movement of mositure, by capillary action, up the walls of a building, when it fails to do so then problems associated with rising damp can occur. These include damp blotches on walls, mould, cement plaster decay, peeling paint and the presence of chalky salt efflorescence visble on the affected walls and structure. Apart from potential health hazards if left untreated rising damp can cause structural damage to the buidling.

Penetrating or lateral damp occurs when water is able to penetrate the walls of a building from the exterior due to built up external ground contact with the wall, porous bricks or blocks, cracked and damaged plaster or low quality motar joints between bricks. THe symptoms of penetrating or lateral damp are similar to those of rising damp and if left untreated can also result in structural damage.

Proper damp proofing requires the expertise of a professional damp proofing contractor such as Spalling Worx who have over 30 years experience in treating rising and lateral damp in Durban and KZN and are able to provide effective damp proofing and guarantees on workmanship and materials. Treating damp problems typically involves stripping away of damaged plaster and the drilling of holes into the motar joints of the affected walls to facilitate the injection of chemical based damp proofing agents that penetrate the pores in the bricks and set to form a damp proof course in the wall that prevents moisture from rising up the wall. This is followed by the application of a cemetitious waterproofing motar and the replastering of the walls.
